Most people associate property investment with negative gearing.

Negative gearing is a significant tax break, but does it help you accumulate assets? Or does it simply leave you cash-strapped?

Allow me to teach you about other positive cash flow property strategies. We have successfully implemented Vendor Finance and Rent to Own property strategies for the past 20 years. This model provides you with the added benefit of ongoing positive cash flow and accumulate asset wealth by allowing you to purchase more properties.

Join us on this journey to learn more about these and other positive cash flow investment strategies.

What You’ll Learn

  1. Developing a Strategy and a Plan for Acquiring and Managing Multiple Properties

Before anything else, we begin by taking you on a journey to analyse your current and future goals. While weighing your options, we keep in mind your current situation as well as your desired future goals. Here, we talk about the kinds of properties you'd like to have in the future. We consider the financial implications of buying or selling a house when your circumstances change, so you are prepared for this next step.

  2. Finances (Positive Cashflow / Negative Gearing)

'Gearing' is the act of borrowing money to invest, and if you're just starting out as a property investor, it's a good idea to determine whether your investment strategy is positively or negatively geared. Using experience from Standard Purchases, Vendor Finance and Rent to Own strategies, I advice you on the differences between negative and positive gearing, how they work, and the benefits and drawbacks of each strategy.

  3. What are the Vendor Finance Lease Option and Deposit Builder Contracts

We break down the specifics of these core contracts and do a deep dive to unpack each one.  Each contract is tailored to various sorts of purchasers based on their situation (deposit / credit history / purchased a home before etc), and understanding the ins and outs of each contract offers the buyer with a variety of options.

  4. Choosing a Property with Vendor Finance..

Rent to Own / Vendor Finance requires careful judgement with the choice of property. Here we identify the most important characteristics of your desired property, such as distance from the station, a specific suburb or area, number of bedrooms, number of living rooms, sunlight, layout, garage or carport, price, peaceful streets, and more. We also study the various types of properties on the market. We consider the pros and cons of houses, duplexes, units, and villas, as well as your desired short and long term property goals. There is too much value given to detail here :)

  5. Purchasing Process..

The Purchasing Process steps you through the key phases of buying as an investor or with an investor. We teach you about looking for and inspecting properties, making an offer, organising the legalities (solicitor / conveyancer), and negotiating contracts and making deposits.

  6. How the Purchaser Refinances..

Discover the specifics of how the purchaser refinances at the end of their journey (3-5 years later). We go through all of the core aspects of refinancing and how they deal with the lender and solicitors to successfully complete the transaction.

  7. Managing a Property Portfolio (Multiple Properties)

It doesn't stop once you buy that one property! The long-term profitability of a property portfolio can be increased through careful management. We teach you the ins and out of careful management covering items like overheads, the dealing with purchaser vacancies, and smart tips from my experience that all help to improve the profitability of any portfolio.
